An FEI- and Olympic-grade dressage facility and equine wellness center, the 30-hectare (74-acre) Gestüt Peterhof stud farm on the Germany-Luxembourg-France border offers every amenity to train and breed horses for competition on the global stage.

Gestüt Peterhof stud farm is one of the world’s finest equestrian estates. The 30-hectare (74-acre) property lies in the picturesque village of Perl-Borg on the Upper Moselle River—a prime location in the border triangle of Germany, Luxembourg, and France.

A haven for horse and rider, Gestüt Peterhof is an internationally respected dressage stable that has staged four FEI (International Equestrian Federation) tournaments and the Olympic qualifiers for the 2016 Summer Games in Rio de Janeiro.

The equestrian complex can board up to 40 horses, with building permits to double that capacity. Among the Grand Prix dressage horses in residence, in training and at stud, is the Danish Warmblood stallion Sezuan, formerly ridden by German Olympic gold and silver medalist Dorothee Schneider—a five-year partnership that resulted in three World Championship titles.

Gestüt Peterhof is offered price upon request by Unicorn Real Estate. Fernand Hornung, Founder and Director, said: “There are equestrian estates, and then there is Gestüt Peterhof. The facilities for horse and rider are simply beyond compare, from the FEI-approved dressage arenas and magnificent clubhouse to the state-of-the-art equine training and rehabilitation complex. It is an oasis of well-being in a picturesque setting, grandly designed and lovingly maintained to exacting standards by its owners.”

The property was built in 2011 by Arlette Jasper-Kohl, an advanced dressage rider, interior designer, and founder of VA-TOUT Design Studio, and Professor Edwin Kohl, founder and owner of Germany's biggest pharmaceutical importer, kohlpharma. Mrs. Jasper-Kohl, a lifelong equestrian, oversaw the interior design and the architectural planning, a collaboration realized hand in hand with Willen Associates Architekten, a cutting-edge, environmentally conscious design firm based in Wiesbaden, Germany.

“The needs of horses for light, air and movement were guiding principles when planning the Gestüt Peterhof stud farm. Aesthetically and functionally, the setting also aligns with our goals of environmental sensitivity, sustainability, energy efficiency, and social responsibility in the day-to-day operations,” Mrs. Jasper-Kohl said.

Professor Kohl said: “We aimed at an optimal combination of equestrian functionality, architectural magnificence, and unique beauty of the place. The result is a paradise for both equine and human inhabitants.”

The estate is symmetrically aligned along an exact north-south axis in accordance with the Kohls’ wishes. The entrance, with its ascending avenue of trees, leads into a Mediterranean-inspired piazza surrounded by an ensemble of buildings. At the center is a beautiful stone fountain. On one side of the piazza are the grand, Baroque-inspired two-story main house and the adjacent stud manager’s house, which can be combined to form a larger residence of 665 square meters (7,158 square feet). They face five elegant guest houses. Dominating the piazza is the “casino,” a magnificent 560-square-meter (6,028-square-foot) clubhouse with a restaurant, VIP lounges, and a full suite of amenities for entertaining, catering, and relaxing.

The equestrian complex was designed to the same exacting standards. Gestüt Peterhof pampers its equine inhabitants with 38 spacious loose boxes, each with an outside window. These are arranged in stable wings linked by central grooming areas and wash bays, and an immaculate two-story tack room furnished by Ralph Lauren Home. From there, horse and rider can access the 20- by 60-meter indoor arena, with an Otto sand surface, a mirror wall, and floor-to-ceiling windows that open to the outdoors. The 20- by 60-meter outdoor arena has an underfloor, Ebb and Flow irrigation system. A second outdoor arena, indoor lunging ring, and all-weather gallops track allow for individualized training. The on-site equine wellness facility (with veterinary clinic, rehabilitation and fitness complex) includes an aqua trainer, spa, and an infrared heat cabin. The stud farm is a fully certified EU Insemination Station

Surrounding the complex are eight year-round paddocks and 32 pastures, all with secure, safety-conscious plastic fencing.

Gestüt Peterhof is a turnkey operation; the farm machinery and maintenance equipment and all furniture, finishes, fixtures, and appliances throughout the property are included in the sale. Select works from the owners’ art collection may be offered for sale separately.

The location offers the best of both worlds: secluded and private, yet close to local services and amenities, both in the village of Perl-Borg and the neighboring town of Merzig. Several international airports are also nearby, including Luxembourg’s LUX Airport, an equine air transportation hub. Luxembourg City, one of three official EU capitals and a center of commerce, is 30 minutes away. Paris is 90 minutes via TGV high-speed rail.
